How to Prepare for a Home Inspection
Whether you're selling your home or preparing for a buyer's inspection, taking a few simple steps beforehand can help the inspection go more smoothly. A well-prepared home allows the inspector to safely access major systems and complete a thorough evaluation.

Provide Access to the Home
Please make sure the inspector can access all major areas, including:
Attic access
Crawlspace entrance
Electrical panel
Furnace or air handler
Water heater
Garage
All rooms and closets
Clear access allows the inspection to be completed safely and efficiently.
Make Sure Utilities Are On
Electricity, water, and gas (when applicable) should be turned on before the inspection. Heating and cooling equipment should also be operational so they can be tested under appropriate conditions.
Replace Burned-Out Light Bulbs
Replacing burned-out bulbs helps determine whether a lighting issue is simply a failed bulb or may require additional evaluation.
Unlock Gates and Outbuildings
If the property includes detached garages, sheds, workshops, or gated areas, unlocking them before the inspection ensures they can be evaluated.
Secure Pets
For everyone's safety, pets should be secured during the inspection. This allows the inspector to work without interruption and helps prevent accidental escapes.
Leave Repair Records Available
If you've recently completed repairs or upgrades, leaving documentation available can be helpful for the buyer and may answer questions about the home's maintenance history.
